Long Term Commercial Architect

I’m setting up a pipeline of commercial projects and want an architect who can stay with me for the long haul. The focus is pure commercial design—from the first sketch through permit-ready documentation. Most assignments will revolve around new or renovated office, retail, or light-industrial spaces, so a track record across those building types is ideal. You’ll be asked to balance efficient floor-area ratios with code and accessibility requirements, coordinate smoothly with structural and MEP consultants, and present concepts that win quick approvals. Proficiency in AutoCAD or Revit for detailed drawings, plus reliable 3D visualisation skills (SketchUp, Lumion, or comparable tools), is essential for our workflow. Deliverables for each project typically include: • Schematic plans and massing studies • Full construction document set ready for permitting • High-quality 3D perspectives for client presentations • Timely revisions based on authority or tenant feedback If you’re comfortable owning the design process end to end and have recent commercial work to show, let’s start with a small test scope and build from there.
