Existing 36' x 48' Metal Barn – Side Enclosure I am looking for an Arizona-licensed structural engineer to evaluate an existing 36' x 48' pre-engineered/light-gauge metal-frame barn in Pima County, Arizona, zip code 85749, and, if appropriate, prepare the structural documents needed to permit enclosing the two currently open sides. I would like the work divided into two phases so that the initial evaluation can be completed before committing to the full permitting design. Existing Building Approximately 36' x 48' metal-frame barn. Two end walls are enclosed with metal panels. Each end has an approximately 8' x 12' sliding barn door. Approximately 12' x 24' tack room at one end. Two long sides of the building are currently open. The intent is to enclose the two open sides with metal siding and appropriate framing while utilizing the existing structure as much as reasonably possible. Phase 1 – Existing Structure Evaluation Evaluate the existing building and determine what will be required to safely and economically enclose the two open sides. Phase 1 should include: Site visit and visual inspection of the existing structure. Review of available existing plans, manufacturer information, photographs and other documentation. Identification of the existing primary and secondary structural framing to the extent necessary. General evaluation of existing columns, rafters, purlins/girts, bracing, connections and foundations as applicable. Evaluation of the existing structure with consideration of the proposed side-wall enclosure and applicable wind/gravity loads. Identification of any apparent deficiencies or conditions that could affect the proposed work. Preliminary determination of whether existing framing and foundations can reasonably be utilized. Identification of required structural modifications, if any. Preliminary recommendations for the proposed enclosure. Phase 1 Deliverable Provide a concise written evaluation/recommendation identifying: Whether the existing structure appears suitable for the proposed enclosure. What structural modifications are expected to be required. Any additional investigation or information needed. A recommended structural approach for the enclosure. Any significant issues that could affect permitting or project cost. Phase 1 is intended to provide enough information to make an informed decision before proceeding with Phase 2. Phase 2 – Permit Documents Upon owner authorization to proceed, develop the structural design and permit documents based on the Phase 1 findings. Phase 2 should include: Final structural design for enclosing the two open sides. Design of new wall framing and connections to the existing structure. Required bracing/lateral-load provisions. Required reinforcement of existing framing, if any. Foundation modifications or new foundation details, if required. Structural calculations. Structural plans, elevations, sections and details necessary for construction and permitting. Applicable structural design criteria and notes. Arizona PE signature and seal. Documents suitable for submission to Pima County. One reasonable round of responses/revisions to structural plan-review comments from Pima County. Economical Design / Existing Structure A primary objective is to develop the simplest and most economical code-compliant solution. Please make reasonable use of the existing framing, foundations, bracing and other structural components rather than assuming replacement or substantial reinforcement is necessary. Where the existing structure can be demonstrated to be adequate, I would prefer to retain it rather than replace or unnecessarily reinforce it. Required upgrades should be based on the engineer's evaluation and calculations. Proposal Requested Please provide separate fees for Phase 1 and Phase 2. For each phase, please provide: Lump-sum fee. Estimated turnaround time. Number of site visits included. Deliverables. Assumptions. Clearly identified exclusions or potential additional costs. Please also indicate whether the Phase 1 fee can be credited toward Phase 2 if I authorize the engineer to proceed with the permit documents. I can provide photographs and dimensions before the site visit. The goal is a straightforward, economical enclosure of an existing metal barn, utilizing the existing structure wherever practical rather than redesigning or replacing the building unnecessarily.
